What Does CSC Do?

SITE ASSESSMENT

Questions

  • I am buying a property and I want to know if I am buying environmental liability.
  • My bank says I need a Phase 1 ESA. What does a Phase 1 ESA include?

In today's litigious society, environmental site assessments have become both commonplace and necessary. In fact, many real estate transactions and business ventures require site assessments as part of their due diligence. Yet no two sites are ever the same. Not only do the tasks vary greatly, but so do the budgets, time constraints and communities affected.

CSC can perform a thorough and timely phase I environmental site assessment (ESA) based upon the most current and more stringent ASTM standard (ASTM E 1527-05) for Phase I ESA's.

A qualified expert will visit the site to determine the presence of recognized environmental conditions, which may impact the subject site. Geological and hydro-geological information pertaining to the site area is researched and regulatory agencies are contacted to identify federal and state listed facilities including RCRA, CERCLIS, NPL, ERNS, UST, LUST, landfills, and other hazardous material facilities. Interviews are performed with various personnel who may have information regarding the present and past uses of the site. A historical review of the site including aerial photographs, Sanborn Fire Insurance maps, and Cole's Directories, dating back to at least 1940 or first developed use, is performed. If a building is present on site, CSC will discuss the need to identify suspect asbestos containing materials (ACMs). CSC will provide a verbal report upon completion of our field studies and provide an electronic copy of the written report containing our findings and recommendations. Our reports include digital color photographs of the site and appropriate maps when necessary.

In addition to Phase I and II site assessments, CSC also provides hazardous waste site characterizations; soil, air and water testing; soil gas surveys; OSHA compliance services; Phase III site remediation plans; and industrial hygiene consultation. CSC's thoroughness and technical expertise with all aspects of site assessment and remediation projects has provided our clients with needed peace of mind that they will not be facing costly and untimely disruptions. Furthermore, we know how time-consuming and complex the remediation process can be, so we guarantee that our services will be there for you until your project reaches completion
