Case Study #9 Asbestos, Lead and Fungal Contamination Assessment Location: Los Angeles, California Confidential Industrial Property Owner

As part of a major real estate transaction involving a large industrial
site, Clark Seif Clark, Inc. (CSC) was requested to perform an
asbestos and lead survey, and conduct a fungal contamination
investigation of several buildings. A number of buildings had been
mostly un-occupied for a several years. As such, roof and other
leaks were left un-repaired for a long period of time. This neglect
resulted in extensive damage to several buildings at this site. CSC
was requested to assess the damages, and provide an environmental
scope of work to make the necessary repairs so that the property
could be occupied once again.
CSC approached this project as follows:
- Visual inspection for water damage and fungal growth.
- Moisture Survey
- Asbestos bulk materials survey
- A lead survey by X-Ray Fluorescence.
Result: CSC completed the survey on time, and provided the client with a
report within one week that outlined building materials that contain
lead or asbestos, and that were affected by water damage or mold. As
part of the same report, CSC provided an easy-to-follow scope of work
to make the necessary repairs. CSC’s quick response and timely
service allowed the client to remain on schedule.
